Taking Great Pictures.
     A crucial aspect of any listing is how it is presented to potential buyers.     Shooting pictures like a professional will help get more exposure for you home and show buyers how you see your living room, kitchen, garage etcetera.    You want to put your best foot forward through effective photography techniques.    

     The first thing you need to consider is lighting.    Lighting is one of the most important elements in photography.    Too little and your shot may look grainy, use too much light and your picture will get washed out.     Focus on using as much daylight as possible, take pictures during well lit days letting as much sunlight come into the room as possible.     Try to look at the room from different angles, explore different ways of seeing the same shot perhaps by crouching down or moving around the room.    Focus on the elements that you really like about that room.   

     Take a lot of pictures.   A good real estate agent will take over 100 pictures just to find the top 15 to post on the MLS, you must do the same to achieve similar results.  Take as many as you can, try to mix it up a bit with lighting and object placement.     When shooting the interior make sure that trash and debris is not scattered around the room, try cleaning a bit before shooting to make everything look as staged as possible.   Vacuum and dust everything, make sure the dishes are done and pets are not in the shot.   More important than making your home look like a Norman Rockwell entry, you want things to look orderly and neat.     

     When shooting the outside of your home try to park all the cars, boats, jet ski's and other possessions out of the way, buyers don't want to know what their new home would look like with your car in front.   Care for the lawn before taking pictures.  Generally, it's a good idea to maintain the yard during the entire transaction but it is especially important when you are trying to convey the right image to buyers.  Put trash receptacles and recycling out of site so the focus of the pictures leans more towards the elevation and external look your house has in the neighborhood.     Also, when shooting external shots try to avoid pictures with a lot of sky or too much road.   Shoot parallel to the sidewalk when doing a face-on picture.    If you have a 3 car garage, fill most of the picture with the other parts of the house so the garage does not mask the face of your home.
